Contractual Maintenance Agreement

It is agreed that all work under this agreement will be completed during normal work hours of 7:00am to 3:30pm., Monday through Friday, unless otherwise specified. It is agreed that in order for us to perform our obligations, we shall be free to start and stop the equipment for reasonable periods. It is agreed that you will provide means of access to the equipment at all times. It is agreed that A Quality Heating and Air Conditioning, Inc., will not be held liable for the operation of the equipment or for injuries to persons or damages to property, except those directly related to negligent acts or omissions of our employees. And, in no event, shall we be liable for consequential or incidental damages. It is agreed that A Quality Heating and Air Conditioning, Inc. shall not be liable for any loss, damage or delay caused by improper use, violent Acts of God, government regulations, codes or insurance company requirements, difficulties with workmen, fire, or for any reason beyond our control. It is agreed that any alterations, additions, adjustments to repairs made by others, unless authorized by us, will release and terminate all obligations of the seller.

Spring HVAC Inspection (A/C)

  • Install gauges and check operating pressures
  • Check voltage and amperage of all motors
  • Check air temperature drop across evaporator
  • Check for adequate refrigerant charge
  • Look for any visible signs of leaks
  • Oil motors if needed
  • Check belts and adjust tension if needed
  • Check pressure switch cutout settings
  • Check Reversing valves
  • Check all wiring and connections
  • Clean air filters (change air filters, commercial only)**
  • Check electrical lockout circuits
  • Check starting contractors
  • Clean condenser coil, if needed
  • Check and adjust thermostat
  • Check air temperature across condenser
  • Check that condensate drain is open
  • Check/clean disconnect

Fall HVAC Inspection (Heating)

  • Check and adjust thermostat
  • Check and adjust safety controls
  • Turn exposed dampers to heat, if needed
  • Inspect heat exchanger
  • Clean and adjust pilot assembly
  • Adjust burner for efficiency
  • Oil motors if needed
  • Check for gas leaks in furnace
  • Check/Clean Disconnect
  • Clean or change filters**
  • Check for loose wires
  • Clean burners
  • Check flue pipe
  • Check crankcase heater
  • Check drains
  • Adjust pressure regulator
  • Check thermocouple
  • Check Reversing valves

 

**Filters are not included in the maintenance contract; you will be billed separately for each filter replacement at the time of service.

*Any minor parts required during this service will be charged at a 15% discount. Any potential problems will be noted and our Technician will discuss any recommendations for corrective measures with you.

Warranties

All materials, parts and equipment are warranted by the manufacturers’ or suppliers’ written warranty only. All labor performed by A Quality Heating and Air Conditioning, Inc., is warranted for a period of 30 days or as otherwise indicated in writing. A Quality Heating and Air Conditioning, Inc., makes no other warranties, expressed or implied, and its agents or technicians are not authorized to make any such warranties on behalf of the company.

Exclusions Under This Agreement

  • Any type of filters, water panels or humidifier pads (can be supplied at an additional cost)
  • Replacement of compressors, heat exchangers or coils
  • Repair, modification or cleaning of air duct & diffusers
  • Repair or replacement of water, oil, steam, or gas piping
  • Replacement or repair of oil tanks or draining thereof
  • Replacement of expansion tanks, flow control valves or fill valves
  • Water external oil or condense pumps
  • Replacement of steam traps of radiators
  • Power wiring or disconnects
  • Failure of customer to act upon recommendations made by us which result in damages
  • Thermostats or thermostat guards damaged by abuse
  • Reimbursement of any kind for utility bills for any reason

A Quality Heating and Air Conditioning, Inc., reserves the right to inspect and approve the equipment covered before accepting the service agreement.
